As a construction consultant I am tasked with many responsibilities which include but not limited to acting as an inspector for banks who fund both large- and small-scale construction projects. For the most part I travel to project sites once the GC has submitted his monthly billing based on the approved schedule of values. I visit the sites to ensure that what has been billed for has actually taken place and is in place. I do request that both the GC and Owner are present when I am on site as I am also responsible to determine if there are any PCO’s or CO’s on the horizon and check to ensure that the relationship between the owner and builder is strong.
CORPORTE DIRECTOR OF CONSTRUCTION, BurgerIM 2017 - 2018
As the Corporate Director of Construction, I am tasked with the development of national accounts with Manufacturers & Suppliers to lower the cost of a Franchisee build out’s. Also review the A & E development and insure that the brand and the engineering as well as all of the pre-construction activities are correctly and tightly performed. It is true that when the pre-construction is done correctly the proposals are much more accurate and the actual build is on time and budget. We currently have 17 projects out for bid on the streets and another 42 in Design, with another 350 in back-log. I do travel every three weeks or so to meet with developers, architects, general contractors and Franchisees. This is also a contract position
SENIOR PROGRAM MANAGER, Faith Group2016 -2017
This contract SPM position was for one of the premier Airport LV Program Management firms in the US. I was located at SFO in charge of a $205MM Security Upgrade which encompassed the entire property and impacted more than 75 structures. Was in charge of the design, implementation, installation and commissioning of the various systems.
SENIOR PROGRAM MANAGER, Flex Industries 2015 - 2016
This contract SPM position was for one of the largest International firms that support various fortune 500 companies around the world. I was located at their original campus in Milpitas CA. This campus was made up of 14 buildings with a total footprint of 1MM sqft. I was tasked with the creation of an original ROM and conceptual design. Then preparing the bid documents for the A & E as well as for the GC RFP. These project types were from R & D facility to total building renovation which included clean rooms, bench tool rooms, Hepa filter system’s. Medical device manufacturing lab’s, server rooms and warehouse projects. These projects ranged from $900K - $15MM. Most if not all were fast track projects, none lasting more than 4 months.
SENIOR PROJECT MANAGER, Broadway Mechanical 2014 - 2015
As a Senior PM for this firm I was tasked with the day to day management of three concurrent projects as well as the management for the pre-construction of a six (6) story mixed use development in SF. As this was a contract position once I completed the projects I moved on after 16 months.
SENIOR PROJECT MANAGER, PGCC, 2013 - 2014
As Senior PM for PGCC I was tasked with the day to day management of multiple projects as well as the review of drawings, specifications and the creation of RFI’s, submittal review and pre-construction activities. The review of estimates and budgets and the maintenance of CTC and monthly forecasting.
CEO Elite Construction, was awarded this position in early 2011 - 2013 and as the CEO was engaged in all aspects of corporate development and business development. Enjoyed very good relationships with various International Construction firms and leveraged these relationships by increasing the revenue of the firm by $23M within six (6) months. Was awarded multiple design build projects for the US government constructing military bases and support facilities for the ANA.
COO International Trillacorpe Construction, Assisted in the development of the International division for this firm. However due to the down turn of the US Economy TCC was unable to perform OCCONUS.
Senior Project Manager, ECCI
New Division Construction, AFCEE WERC Contract, Habbaniyah, Iraq (2004-2006). Oversaw the design and construction of two military brigades in the Al Anbar Province. Used a web-based management system to track all aspects of the project and provided detailed CTC reports. Assembled bid packages. Oversaw development of the project from initial site assessment to production of 70% design drawings. Evaluated client-supplied RFP packages to ensure design requirements were met. Project included a 6,600-cubic meter headquarter facility for 375 personnel, 40 enlisted-personnel barracks, 10 officer barracks, 10 office buildings, a dining facility for 3,000, and 12 motor pool buildings, including maintenance bays, machine shops, offices, Hospital and recovery rooms, Dental Clinics and Optical Surgery Suites This project also required the full and complete design of all roadways, culverts, bridges, as well as all of the site utilities which included power generation and distribution, black and grey waste lines and treatment facilities. Project received numerous commendation letters. USACE gave project all excellent marks in past-performance questionnaire.
New ANA Base and Facilities at Eight Locations, USACE WERC Contract, Kabul Afghanistan (2006-2008) Oversaw the design and construction for eight (8) base annexes for the ANA that included roadways, power generation and distribution. Storm Drain and Waste Water infrastructure as well as Dental, Optical, Operating Rooms, Field Hospitals, Recovery Rooms
Senior Project Manager, Various Projects, Kin Wo Construction, San Francisco, CA (1999-2004). Managed multiple school district and public works construction projects ranging from $1.5 million to $25.6 million. Responsible for all aspects of the project, from CPM through closeout.
