Director Facilities Management
Manage, budget, and direct multiple maintenance divisions at Royal Oak campus, 1074-bed level 1 trauma, 4.1M-sq./ft. as a Facilities Manager; currently direct Trenton campus, 193-bed level 2 trauma, 863K-sq./ft. Perform monthly reporting and forecasting for annual budgets and directly manage day-to-day operations. Additional responsibilities include Co-Chair of EOC, Corporate USP 797/800 Facilities advisor for Health System’s Pharmacy Clean and/or Compounding compliance/project delivery, and member of Corporate Joint Commission (JC) Readiness Team for the System; 8 acute care hospitals with an additional 164 off-site buildings. Direct report to VP of Support Services.
Drafted and executed new processes to ensure regulatory compliance with all authorities having jurisdiction. Several applications mentioned as “best practice” by JC Surveyor.
Completion of 3 successful JC Surveys; including my home campus in August 2017 Survey, which no findings exceeded Low and Limited and was best amongst all 8 campuses during most recent System cycle.
Instituted development and succession planning for team leaders and increased staff morale with monthly one-on-ones; emphasizing safety, employee engagement, and accountability.
Successfully negotiated vendor contracts and rates reductions; most recent and notable is 39% for our annual Landscaping contract.
Reduced reactive work order completion times by 33% and increased preventative maintenance (PM) program completion rates to 100% for consecutive months.
Implemented mandatory design review program for respective divisions on all new construction, renovation, and addition projects, reducing scope creep and complications after project turnover.
CITY OF TAYLOR, Taylor, MI November 2009 to December 2013
Director Building & Safety and Public Works
Managed, budgeted, and directed the municipal divisions consisting of Building and Safety, Planning, Economic Development, Building and Grounds, Roads, Water and Sewer Divisions, and Rubbish and Recycling. Provided executive summaries and expense reports to CEO and managed budgets in excess of $37M. Ten professional union and non-union managers, with 65 union skilled trades and operators facilitating day-to-day operations.
Maximized utilization of a $596K grant approved for energy retrofits through the Department of Energy by applying for a grant amendment and reallocating all related funding. New policies subsequently reduced energy consumption throughout the city’s municipal structures, with annual savings well over $100K.
Managed and negotiated City contracts with vendors, ensuring compliance and cost efficiency: Capital Projects, Engineering, Building (MEP) and Envelope, Utilities, Janitorial, Consultant, and Legal Services.
Implemented the consolidation of all customer service related activities into a centralized Customer Assistance Center, providing reportable data and demonstrating 90-95% completion of citizen work-related requests; consolidation resulted $200K in annual overhead reduction.
HORIZON ENGINEERING AND ASSOCIATES, LLC, Novi, MI April 2008 to November 2009
Served as the primary commissioning authority during all project stages, from pre-design to turn over. Administered sustainable and energy efficient projects for Commercial, Industrial, Government, K-12, Higher Education, and Health Care Facilities, with project sites ranging from 500 to 1.1M sq/ft in size. Performed project deliverable management, technical oversight and field-testing of MEP, HVAC, lighting, critical systems, and supervision of office and field personnel. Prepared proposals and project profitability projections. Conducted project schedule coordination to enhance teamwork flow. Documented operational performance of components and systems in accordance with contracts, drawings, and specifications. Examined closeout documentation and generated executive summaries and final reports. Educated and trained Field, Project, and Senior Engineers on field functional testing of HVACR equipment.
Directed planning and execution of multiple projects and resources in excess of $750M and 2M sq/ft that involved contract negotiations, managing project teams, contractors, and subcontractors.
Managed seven separate projects simultaneously at different commissioning process stages for Health Care, Higher Education, K-12, Industrial, and Commercial facilities, keeping all projects within assigned budgets.
